Flat roofs

Flat roofs with and without gutters and downspouts. Some sides are covered by metal and shingles.
Is ventilation in the area below sufficient? -- Yes -- No --> Expect problems due to moisture, shortening roof lifespan.
Does roof have enough vent openings? -- Yes -- No
Any accumulation of water? -- Yes -- No
Is drainage sufficient? -- Yes -- No
Any debris or clogged drain? -- Yes -- No
Inspection of roof deterioration
The side of the roof facing south deteriorates faster than the side that faces north. Shingles become brittle and cracked faster on the slope exposed to direct sunlight more than the other slopes.
Don't walk on the roof!
It is dangerous.
You may damage the roof material especially if the temperature is more than 50ºF.
This skylight is well covered with metal flashing all over. Notice unevenness around it due to sagging roof structure.
Best time to check the roof for leaking is just after the rain or snow. Second best is to spray water until all parts of the roof are totally wet.
Request inspection of the roof problems by a licensed roofing contractor if the problems appear to be more than you anticipated.
