Foreclosure Inspection - Exterior Walls Inspection

Inspection of exterior wall condition

Condition: -- Common cracks -- Major cracks (any crack larger than quarter of an inch is serious) -- Evidence of water or moisture penetration --> premature aging of walls. Further inspection and evaluation needed.

Damaged exterior wall with dangerous opening on second floor

See the damages on the walls and window frame of an old townhouse complex. Door on the second floor poses a serious risk.

Wall damaged as a result of water leakage.

This wall was subject to water leakage from the inside together with settlement. Notice the diagonal line.

Are walls facing south subject to more deterioration? If yes, you may consider only south side for replacement and repair if you have a tight budget.

Brick column having structural problem

Here’s a very serious structural problem on brick wall support.

Vertical and horizontal cracks on the wall posing serious structural problems

Missing bricks threaten the sound support for the wall. See the vertical crack on the right side and long horizontal crack at the upper side. This is a serious structural problem.

Deterioration on exterior wall surface

Another exterior wall surface problem

Deterioration on these two homes is on the surface and does not constitute a serious structural problem.

Any evidence of penetration of moisture or water?

Watch out exterior walls surrounded with vines

Get suspicious about moisture damage when you have vines around the walls, especially wood structures.

Any wood damage due to wood insects such as termites? If yes, treatment for termite infestation is required. Costly operation. Reconsider your decision to purchase!

Are flashings at valleys (areas where two sections merge) and around chimney in good condition.
