Foreclosure Inspection - Inspection of Doors and Stairs

Inspection of doors

Testing of doors

Test the doors by opening and closing them to see if there is any friction at the top or bottom. Inspect further for any structural problem if any door does not open or close with comfort. Rubbing or binding at doors could be due to settlement.

Main entry and patio doors: -- Any cracking, chipping, rotting, and delaminating? If yes, repair or replace

Inspection of front door

Vertical insulation material has some deterioration in the photograph above. Material under the door was fine.

Is weather stripping intact? -- Yes -- No. (inspect from outside, then inside)
Insulated storm doors are needed in colder climates. Check condition of removable glass and screen for cracks, chipping, and any damage.

Are joints tight and secure? Open, close and pull the door for inspection. See any light coming through from any side.

Halls and Stairs Inspection

Inspection of condition and material of halls and stairs

Stairs covered by: -- Carpet -- Vinyl -- Wood -- Tile
Floor treads and risers: -- No significant defect observed -- Uneven risers, runs --> Serious safety issue --> Repair -- Physically damage, rot, water damage observed --> Serious safety issue, replace
Stairway: -- Regular size, normal -- Too narrow, steep --> Safety issue

Stair railings: -- Tight -- Loose, improper --> Repair -- Missing --> Install

Inspection of stairs    Handrail clearance with wall

The railings in these two pictures are not easy to grab when someone falls. See the railing on the left side. There should be 1 ½” clearance between the wall and the railing to allow easy grab.

Balusters: -- In serviceable condition -- Distance between each baluster is more than 4 3/4” --> Risk for children, correction needed.
Inspection of lighting at stairs

Stair lighting: -- Appropriate -- Light on the upper/lower side is missing --> Install one -- No lighting --> Serious safety risk!
